Sunray Management Group offices are open Monday thru Friday from 8:00AM to 5:00PM.

Where do I pay my Rent?2018-05-02T16:11:23+00:00

Checks are payable to Sunray Management Group and can be mailed to or dropped off at 1254 S John Young Parkway, Kissimmee, Fl 34741.  Online Bill Payment can also be set up with your banking institution by setting Sunray Management Group as a vendor with our address and the address of your unit.

What do I do about a Sign?2018-05-02T16:10:51+00:00

It is the tenant’s responsibility for sign installation. Please note-“The Sign Criteria” requirements in the lease regarding size, type an locations. You must have written permission from Sunray Management Group before the installation of any signage.

How do I go about making major changes to the unit, such as adding an air-condition or walls?2018-05-02T16:10:25+00:00

All changes must be in writing and submitted to Sunray Management Group for owner’s approval. And ALL improvements MUST be made by a licensed contractor with appropriate permitting.

What is your policy on overdue Rents?2018-05-02T16:09:50+00:00

Please refer to your Lease Agreement for overdue Rent policy but note that we assess late charges for every day the Rent is late.

Can I use my Security Deposit for last month’s Rent?2018-05-02T16:09:15+00:00

No. Security Deposits cannot be applied towards last month’s Rent. Security Deposits cover any potential damage to the property.  If the unit is returned clean and without damages, then the Security Deposit will be returned to the tenant.

Is Insurance required?2018-05-02T16:08:18+00:00

Absolutely! Please refer to Page 7 of 12 General Provisions of Commercial Lease Agreement . All tenants are required to have current proof of Insurance at all times.  Failure to do so will result in breach of your Lease Agreement.

When do I receive the keys to the unit?2018-05-02T16:07:47+00:00

You will receive keys to the unit upon fully executed Lease Agreement and Security Deposit and first month’s rent are fully paid.

What are your moving in and out policies?2018-05-02T16:07:16+00:00

Our Property Management specialists will do a walk through with you and fill out an inspection form.  We will, once again, do a walk through when you vacate to make sure the property is in clean condition, using the original form, noting any changes since move in.  Please be sure to have your carpets professionally cleaned and all signage removed by a professional sign company.  Units should be returned to the same condition as when tenant moved in.

You need:

  • Completed Commercial Rental Application
  • Valid Proof of ID:  ID card, Driver’s License or Passport
  • Application fee of $35.00
  • If applicable, proof of a current business license.

A Commercial Rental Application fee of $35 is required when submitting your application and is Non-Refundable. We accept cash, money orders, checks or Cashier’s checks.
